Issue 106 on the ballot asks Westlake voters whether to rezone four properties at 27398, 27408, 27438, and 27450 Center Ridge Road (PP#'s 212-30-008, 212-30-009, 212-30-010 and 212-30-011) from Office Building, R-1F-80 and R-MF-24 Districts to R-MF-24 (Multi-Family 24). A majority affirmative vote is needed for it to pass.

These properties currently have split zoning. Much of the Center Ridge Road frontage is already zoned R-MF-24, and the rest is zoned O-1 (Office) and R-1F-80 (One-Family Residential). The owner is proposing a multi-family development of up to twelve cluster home units, which would require rezoning the remainder to R-MF-24. The City has not yet received design plans for that development.

If rezoned, the roughly 4.3-acre site could also be developed with other residential uses allowed in R-MF-24, such as townhomes, multi-unit low-rise residential buildings, or residential facilities.
